Cost per lead varies significantly based on your market and the type of lead. We track two distinct categories:

Downloads (brochures, design guides, checklists): These typically cost less but represent early-stage prospects who may not be ready to build immediately.

Real enquiries (contact forms, phone calls, consultation requests): These cost more but represent serious prospects actively looking to start their building journey.

For example: A $250 lead that converts into a building contract is far more valuable than a $9 lead that wastes your time and never builds a home. At Building Boom, we understand that difference and utilise that knowledge to grow sales, not just spend your money.

These are just a couple of examples, but there are many more and is just one more reason why Building Boom outperforms general marketing agencies when working with home builders.

Google Ads typically generate higher-cost leads because people are actively searching for builders, but these leads often have higher intent and convert faster to appointments. When advertising on Google, you’re competing with other builders for clicks through an auction – so the most valuable (and most likely to convert) keywords cost more per click.

Facebook/Meta Ads usually produce lower-cost leads but require more nurturing since prospects are more likely in the awareness phases. The advantage is reaching people who haven’t started actively searching yet but match your ideal customer profile.

We recommend tracking both cost per lead AND lead-to-appointment conversion rates for each platform to understand true campaign effectiveness. Based on our experience, we recommend Google Ads first as a minimum, and then Facebook Ads once you’re ready to scale.

Google Ads typically start generating leads within the first week, but expect 30-60 days for lead costs to stabilize as campaigns optimize. The platform’s learning phase requires sufficient data to identify your best-converting audiences.

Facebook/Meta Ads often take 2-3 weeks to generate consistent leads and require ongoing creative refreshes to maintain performance.

SEO-driven leads take 3-6 months to develop but often have the lowest cost per lead once established.

Based on Building Boom’s experience with successful clients, we recommend a minimum media spend of $3,000 p/month for Google Ads alone. Below this threshold, budgets get consumed by platform learning phases without generating enough data for optimization. While you will get leads even spending less, you’re not optimising your campaigns.

Most of our clients spend $5,000+ monthly because this allows for effective multi-platform campaigns and aggressive scaling when lead quality is strong. This investment level makes sense for builders constructing $10m+ worth of new homes annually.

As a guide: The large volume project builders are spending in excess of $20,000 p/month on Google Ads and small-mid sized custom home builders are spending between $8,000 – $12,000 p/month on Google Ads. This represents a serious shift in advertising spend to digital channels over traditional media.

Both serve different purposes in your marketing funnel. Downloads help build your database of future prospects and work well for nurturing campaigns. Direct enquiries generate immediate sales opportunities.

The optimal mix depends on your current pipeline and sales capacity. If you’re booked out 12+ months, downloads help build future business. If you have immediate capacity, focus budget on direct enquiry campaigns.

If you only have a small sales capacity (less than $5M worth of work), then Google Ads and direct enquiries are your priority.

Beyond basic contact details, we recommend capturing:

  • Approximate budget range
  • Land status (owned/looking/considering)
  • Home style preferences
  • Family situation (first home, upgrading, downsizing)

This information helps prioritize follow-up and improves your sales team’s conversion rates by understanding prospect motivations before the first conversation.

Most agencies misuse negative keyword lists, create content that doesn’t drive sales, and lack understanding of what actually converts home building prospects. They treat builders like any other business.
